Austin's Split Geology Creates Two Different Concrete Problems

Austin sits on the Balcones Escarpment, and concrete behaves differently on either side of it. West of the fault the ground is limestone, so slabs sit on stable rock and the problems are surface driven: heat, UV, traffic and water at joints. East of it the soil is deep expansive clay that swells after heavy rain and shrinks through drought, so the problems are movement driven: differential settlement, recurring cracks and paving that separates from the building. Two properties ten minutes apart can need completely different repairs.

The Central Texas weather pattern makes it worse. Long dry stretches pull moisture out of the clay, then a single heavy rain puts it back in days, and that wet to dry swing is what works joints and cracks open. Summer heat and UV do the rest, breaking down sealants and coatings and limiting when we can place and cure concrete. We repair the movement and the water path first, because a patch over an active crack will fail again.

Why Concrete Damage Patterns Differ Across Austin Properties

Expansive clay soil that swells in heavy rain and shrinks in drought, moving slabs and paving and opening cracks that keep coming back until the movement is addressed

Sustained summer heat and intense UV that drive thermal movement, joint and sealant failure, and surface cracking, and that narrow the hours concrete can be placed and cured

Humidity and water intrusion at joints and penetrations corroding embedded steel, which shows up as spalling and delamination on balconies, podiums and exposed structural concrete
