Roof Inspection for Austin HOA and Condo Boards

A flat roof inspection from EmpireWorks tells an Austin board what condition their roof is actually in, what it needs now, what can wait, and roughly what each of those costs. Boards and managers usually call for one of a few reasons: a leak nobody can locate, a reserve study that needs current roof condition instead of an age estimate, a roof coming up on the end of its expected life, or a proposal recommending full replacement that does not explain why. In that last case an independent inspection is the cheapest decision you can make, because the gap between a phased repair and a full replacement on a large multifamily roof is a significant number.

We inspect the whole roof, not just the area above the complaint: membrane field and seams, flashing at every penetration, HVAC curbs and equipment supports, drains and scuppers, parapet walls and terminations, and anywhere two systems meet. The report is built for a board meeting, covers the same ground every year so you can compare, and after a storm it separates impact and wind damage from normal wear in a format your manager can hand to an adjuster.
