Flat Roof Repair for Austin HOAs and Condominiums

EmpireWorks repairs commercial and multifamily flat roofs across the Austin area, from a single leak investigation to a phased scope that carries a property through several budget years. A project manager out of our Austin office runs the work from the first inspection to the final walkthrough, so your board or management team has one person to call.

Most of the buildings we repair are the properties we already work on every week: garden-style apartment communities, condominium buildings with shared roof structures, mid-rise multifamily and commercial buildings around north Austin. We work on the low-slope systems actually installed here, and repair methods follow the membrane you have: hot-air welded patches and seams on TPO and other single-ply, torch or cold-applied repairs and flashing rebuilds on modified bitumen and built-up, coatings cut back to sound material on foam and coated roofs.

Every repair starts with an inspection and a written condition report with photos, so you can see what we found before you approve anything. If a roof has years left, we price the repair. If it does not, we say so instead of selling repairs into a finished roof. On an active leak the first visit is about getting water out of the building, then scoping the permanent repair. After hail or high wind we document the roof section by section with dated photos at the level of detail adjusters ask for.

Flat Roof Repair Across the Austin Area

We repair flat roofs throughout the Austin metro, including Round Rock, Cedar Park, Georgetown, Pflugerville, Kyle and Buda. Working from an Austin office matters more on roof work than on most trades, because a leak looked at this week is a repair, and the same leak in a month is wet insulation, stained ceilings and a claim.

Repair or re-roof is the question most Austin boards are really asking, and the code changed the math. Austin adopted the 2024 International Building Code, and under it a roof recover is not permitted where two or more roof coverings are already in place. Plenty of Austin buildings have been overlaid at least once, so a board that budgeted for an overlay can find out a tear-off is the only legal option left. We count the existing coverings during the inspection and tell you which options are actually available before anyone builds a budget around the wrong one. Roof work above a certain scope also needs a permit through the City of Austin Development Services Department, and we handle the submission and inspection scheduling on qualifying projects.

On occupied buildings the schedule is as much of the job as the roofing. We stage work by building, post notice before crews are overhead, and plan around summer heat, since membrane and adhesive work has temperature limits. Pricing comes down to how much roof area is involved, the membrane you have, how wet the insulation is, the number of penetrations and flashing details, roof access and whether a permit is required, which is why we inspect before we price. After a repair, keep the drains and scuppers clear before storm season and have the roof looked at twice a year.
