Understanding Your Milestone Safety Inspection Timeline

  • âś… Pre-1983 Buildings

    Buildings built on or before 1982 that have already undergone an initial recertification inspection through Miami-Dade’s 40-Year program will continue to follow the established schedule.

  • âś… 1983-1997 Coastal Buildings

    Coastal condominium and cooperative buildings (three stories or taller) built between 1983 and 1997 and located within three miles of the coastline must have a recertification inspection by December 31, 2024, and every 10 years thereafter.

  • âś… 1983-1992 Constructions

    Condominium and cooperative association buildings (three stories or taller) located within three miles of the coastline and built on or after 1998 must have a building recertification inspection when the building age reaches 25 years, and every 10 years thereafter.

  • âś… Post-1998 Coastal Buildings

    For all other buildings constructed on or after 1993, a recertification inspection is required when the building age reaches 30 years, and every 10 years thereafter.

  • What is the Milestone Inspection Recertification Program?

    The program mandates that buildings, typically 25 or 30 years old and older, undergo thorough inspections to certify their structural and electrical safety. After the initial inspection, buildings must be re-inspected every 10 years. This is designed to identify and rectify potential safety hazards, ensuring the buildings remain safe for occupancy.

  • What does the inspection cover?

    The inspection focuses on the structural integrity of the building and the condition of its electrical systems. Inspectors look for signs of deterioration, damage, or other conditions that might pose a risk to occupants.

  • How is the inspection process initiated?

    Building owners are notified by the county when their building approaches its 40-year mark and then every 10 years thereafter. It's the property owner's responsibility to hire a qualified engineer or architect to perform the inspection and submit a report to the county.

    If a building fails to pass the inspection, the owner must undertake the necessary repairs or improvements to bring the building into compliance. A follow-up inspection is then required to certify that the deficiencies have been addressed.
